Industrial Warehouse Floor Coating with Bio-Seal E199 and Bio-Flor E182
DESCRIPTION
CHALLENGE
A newly constructed warehouse required a durable floor coating system that could withstand high humidity, frequent forklift traffic, and potential chemical exposure from stored materials. In addition, the owner wanted an attractive finish that incorporated color and nonskid properties for worker safety. The construction was relatively new so moisture content of the concrete and a high local water table were concerns with coating adhesion and longevity.
SOLUTION
TFT’s BIO-SEAL E199 and BIO-FLOR E182 were selected due to their solvent free formulations, moisture tolerance, excellent chemical resistance, and proven record in industrial warehouse applications. A decorative flake system was also used to enhance the appearance while providing a slip-resistant surface.
IMPLEMENTATION
The new concrete was abraded with a Blastrac unit to remove the concrete laitance and then vacuum cleaned. BIO-SEAL E199 was applied by squeegee and spread until it was completely absorbed into the concrete. This both strengthened and created a moisture barrier inside the concrete to prevent future blistering of the top coat. BIO-FLOR E182 was applied by roller as the colored “flood coat”, adhering the flake system and hiding bare concrete from showing through the flakes. The system was allowed to cure overnight before sweeping the excess flakes off. A final top coat of BIO-SEAL E199 was applied by roller to seal the flakes and provide an extra layer of chemical protection.
OUTCOME
The entire floor was completed in less the 3 days, fitting the customers time schedule and providing an attractive finish. There were no concerns about high moisture content of the concrete or humidity due to the solvent free formulations and unique chemistry of the products.
